Smart Skylight

A Velux Solar Powered "Fresh Air" Skylight floods all three floors with natural light. In warm months, when the third floor reaches a set temperature, the skylight opens automatically. This creates a natural heat chimney in which the hot air is drawn up and out the skylight, and cool air from the lower floors and outdoors is drawn upwards. This allows the house to breathe naturally, cool down at night, and dramatically reduces the need for air conditioning.

Whole-house system

The house is climate-controlled with forced air heat and air conditioning through two separate HVAC systems. The first floor heating, cooling, and humidity are all controlled by a Bryant system in the basement. The second and third floors are controlled by a Hi-Velocity small-duct high-pressure system, with a highly energy efficient heat pump providing both heating and cooling.

Four zones (first floor; master bedroom and bath; second-floor entertainment room; third floor) give you a high degree of control for precise comfort while reducing energy usage.
